Refurbishment and change of use from terraced housing to an inland hotel

The project is located in the historic center of Artà and involves the comprehensive rehabilitation and unification of several party-wall buildings, incorporating a change of use from residential to a tourist accommodation.

The original buildings follow the traditional single-family housing typology. The intervention is based on respect for the existing structure and volumetry, enhancing traditional construction systems—rubble masonry and marés stone—while integrating them with current functional and regulatory requirements.

The project reorganizes the interior spaces to accommodate a contemporary hotel program while preserving the architectural identity of the ensemble. A spa area is located on the basement level. The ground floor is conceived as the public heart of the hotel: the entrance from Plaça des Marxando houses a café that recovers the historic use of a former bakery, while the entrance from Rafael Blanes Street establishes a direct visual connection with the inner courtyard, which is enlarged to improve accessibility, natural light, and overall spatial quality.

Vertical circulation combines existing staircases, a new staircase, and a lift, ensuring accessible and fluid connections between all levels. The upper floors accommodate en-suite guest rooms, prioritizing natural light and ventilation. On the third floor, facing Plaça des Marxando, a suite with living area and terrace is proposed. In addition, one of the rooms includes a terrace with a swimming pool oriented toward Carrer de l’Angle, incorporated as a distinctive feature of the project.
